The Good, The Bad, & The Ugly

The Duarte Group did it again! It's been a long time coming, but we got this family into their dream home! 

We met the "Ruiz" family in Santa Ana while they were visiting one of our open houses for our new listing in the neighborhood. After the following weeks, we got to know the Ruiz family a lot better and really understand what there needs for a new home meant to them... 

After looking at numerous homes in their desired areas we finally found "THE ONE" or at least we thought we did. 

They submitted an offer on the home and received a counter offer response from the seller. Before moving forward, the Ruiz family wanted to visit the house one more time before accepting the offer and moving forward. So we go that day to view the house only to see a lot of things that were done incorrectly on the home, paint job wasn't as nice, floor had alot of raises throughout, ETC... you get the picture. The reason we missed a lot of these items initially is that we previewed the house the first time after sunset. 

After taking all these things into consideration... we told the Ruiz Family it wouldn't be a smart move to purchase this home. They thought about it and we all agreed this wouldn't be a good move on their part. So the search continues! 

Fast forward to a week or two later we found the PERFECT home for them. The Duarte Group was able to save them $8,000 on their purchase price and also negotiate a $3,000 credit for their closing cost. Talk about a WIN!   🏁
